

Pre-Listing inspections are very good for the homeowner and Realtor who would like to convey the premium status of a home up front for any prospective purchaser. Removing any doubts before they arise.
Also too many sales are canceled due to the buyer's shock at the "functional condition" of the home at the last minute. It may look fine, but have questionably serious technical, safety, or functional issues present. Our inspections focus on actual safety concerns, functional interoperability and structural integrity of the home, not cosmetics.
Having the home inspected prior to placing it on the market is the ideal way to identify and either repair or disclose the issues found in the Inspection Report. Obviously, repairing the items would be the most beneficial towards completing the sale on time. However: there may be financial reasons where the owner can't make the repairs, or chooses not to. Disclosing the issues up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner in a timely fashion.

Such negotiations will reflect the condition of the property from an unbiased third party point of view. Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following a long term tenant's departure. Long-term tenants will tend to neglect to mention needed repairs and/or abuse to the property during their tenancy. Identifying those problems properly is the key to profitable ownership with the least confrontation.
