Napa Valley Home Inspections is an property inspection company locally owned by Dean Alm, serving the San Francisco Bay Area. As part of the AHIT network, we are trusted by home buyers and sellers across North America. AHIT is the nation’s premier source of education and certification for the home inspection industry and has been helping homeowners make informed decisions since 1993.

In 1983 Dean received his Bachelors Degree in Urban Design and Development. He spent the next eight years as a realtor. In 2000, he became a consultant to small business owners that took him across North America for the boom years in construction.
Dean has twenty years experience in construction management and as a small business owner.  Dean states that providing quality home inspections over the last 8 years has been some of the most rewarding work he's done as a service for his clients in the bay area.

Buying a home? The process can be stressful. A home inspection is supposed to give you peace of mind, but often has the opposite effect initially. You will be asked to absorb a lot of information in a short time. This often includes a written report, a Realtors checklist, photographs, environmental reports and what the inspector himself says during the inspection. All this combined with the seller's disclosure and what you notice yourself makes the experience even more overwhelming. What should you do? Find an experienced inspector who will take the time to walk you through the details onsite so the report full of pictures & comments makes sense. Customer reviews speak volumes.
Most of our inspections will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories: 
  1. Major defects: current or past structural failures due to seismic events.
  2. Things that lead to major defects: a roof-flashing leak or a wet crawl space.
  3.  Things that may hinder your ability to finance, legally occupy or insure the home: a poor roof or furnace.
  4.  Safety hazards: wiring issues like overloaded circuits or double tapping at the electric panel.

Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property prior to moving into the home. Too many homes are bought by unsuspecting buyers who find out they cannot afford the true cost of homeownership due to necessary improvements or high energy bills.
 
Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Keep things in perspective. It is difficult to ask that a seller address deferred maintenance they can't afford to do, conditions already listed on the seller's disclosure or cosmetic items. Serious issues need to be addressed, or at least understood by all.

The USPTO registration number is 3716985. This is a certification mark used by inspectors who qualify for the designation. Those who have earned the designation often use the abbreviations CPI and C.P.I., and InterNACHI also claims common-law trademark rights on CPI and C.P.I. within the inspection industry.
